Wildwood Crest Recreation Commission
The Wildwood Crest Recreation Commission meets monthly seven times per year (no meetings in January, February, July, August and December) at the Crest Pier Recreation Center at 5 pm unless otherwise noted.

Recreation Commission Meeting Minutes
The Crest Pier Recreation Center
5800 Ocean Avenue | 609-523-0202
The recreation center offers youth and adult sports programs, senior fitness classes and activities, youth soccer leagues, youth basketball leagues, grammar school dances, a popular day camp and much more! The facility features a state-of-the-art basketball court, a fitness room (free to Crest residents) and various meeting rooms to accommodate small to mid-size groups.
The facility is staffed at least six days per week year round. Open recreation is generally available to the public from October through early June, although schedules vary and are subject to change. The Crest Pier Recreation and Community Center is home to the annual Scoop Taylor Tip-Off Classic and Island basketball tournaments.

The Joseph Von Savage Memorial Pool

The pool offers water aerobics programs, swim lessons for all ages, adult swim training, open swim hours and more! The facility also includes a small meeting room and is available for usage by small to mid-size groups.
The Von Savage Pool is open seven days per week all year long.

Crest Arts Pavilion & Tourism Center

At the site of the former Crest library, the Crest Arts Pavilion is a new amenity to Wildwood Crest. The facility will serve as Wildwood Crest's hub for all things artisitc, as well as serving as the borough's new tourism center. Located just off the beach and bike path, the Crest Arts Pavilion is perfect for small gatherings and special events.
Recreation Department Responsibilities
The Wildwood Crest Recreation Department offers a variety of fitness classes, youth sports leagues, a FREE fitness room for residents, the John Pantalone Game Room, a modern gymnasium for basketball and other sports and more.
In addition to recreation activities, the Wildwood Crest Recreation Department is also responsible for the Pier Playmates Day Camp; the Scoop Taylor Tip-Off Classic grammar school basketball tournament; the grammar school basketball Island Tournament and Skills Competition; the Wildwood Crest beach box rental program; the planning and organization of most of the borough's special events, including the Summer Music Series at Centennial Park; the Spring and Fall Borough-Wide Sales in conjunction with the Department of Public Works; design of the borough's municipal calendar; the tourism information center at Rambler Road, including the distribution of recycling center tags; the management of the Wildwood Crest Creative Arts Pavilion; a variety of public information initiatives, including management of the borough website and the borough's social media pages and the creation and distribution of official borough press releases; community initaitves such as the "Pink Out" T-shirt sales for chairty during Breast Cancer Awareness month and food and clothing drives at various times of the year; and more.
The Recreation Department also oversees the new Crest Arts Pavilion (6301 Ocean Avenue) and all of the facility's programs and activities.

Joseph Franco, Jr. is a lifelong resident of Wildwood Crest, where he currently lives with his wife, Kelly. He is a graduate of Crest Memorial Elementary School and Wildwood Catholic High School. After graduating from LaSalle University in 2002 with a degree in criminal justice, Joe returned to Wildwood Crest where he owns and operates a small business in Wildwood.
Prior to his election as Commissioner, Joe served our community as a member of the Wildwood Crest Board of Education, the Green Team, the Tourism Development Committee, the Zoning Board, and the Creative Arts Council. He was the Cape May County School Board Association liaison for the Crest and he understands the importance of maintaining open communication with county entities. He was also instrumental in the formation of the Creative Arts Council, which focuses on growing and supporting our local arts community and various art-related initiatives. He believes in searching for new and innovative ways to bring revenue to the Crest while supporting the interests of its residents.
Joe is the Commissioner of Revenue and Finance and Deputy Mayor of Wildwood Crest. He is committed to moving the Crest forward while being fiscally responsible. His decisions are driven by the needs of taxpayers.
As a third-generation resident, Joe believes the best way to serve his community is to listen to the wants and needs of his fellow residents. His door is always open and he strives to continue to make Wildwood Crest a great place to live and visit.

Don Cabrera
Don Cabrera is the Mayor and Commissioner of Public Works, Recreation and Tourism.
Don has lived at Crest since 1989. He and his wife, Jeanine, have a 28-year-old son, Adam, who graduated from Duquesne University in Pittsburgh, Pa.
Don is a California University of Pennsylvania graduate with a Bachelor of Arts in recreation and park administration. He is the CEO of Cabrera Companies Inc., an organization specializing in real estate, property management, and home repair.
Don is in his sixth term as a commission in Wildwood Crest after first being elected to the Board of Commissioners in 2001. He has served as Commissioner of Public Works, Recreation, and Tourism throughout his entire tenure as an elected official in Wildwood Crest and was first appointed Mayor in January 2018.
Don is also the borough commissioners’ representative on the Wildwood Crest Tourism Development Commission, Wildwood Crest Recreation Commission, UEZ, Planning Board Class 1 Member, and leads the Mayor's wellness campaign, a multiple state award winner. Don is also the President of the Cape May County League of Municipalities for 2025.
Don enjoys running, triathlons (5-time Ironman) and is an avid fan of the Washington Redskins. His philosophy in government is to solve problems proactively through a business-minded approach, develop new ideas, and create a vision for the community. He believes “a great place to vacation is a great place to live”

Joseph M. Schiff is the Commissioner of Public Safety, overseeing the borough’s police department, volunteer fire department, ambulance corps, beach patrol, code enforcement department and fire prevention bureau.
Joseph has been a resident of Wildwood Crest for more than 45 years. He possesses a bachelor’s degree in physical education from Temple University and a master’s degree in education administration from Rider University. He is retired from a 36-year career as a physical education schoolteacher, first working four years at St. Ann’s School in Wildwood before a 32-year stint in the Margate City School District, where he also served as the district’s domicile and truant officer for two years.
Joseph also worked 32 summers for Stroehmann Bread as a driver/salesperson and, most recently, spent 10 summers on the Wildwood Crest Beach Patrol as a transport driver.
Joseph has been involved in many volunteer ventures. He spent a total of 32 years on the Wildwood Crest Board of Education, spending 15 years as board president and another 13 years as board vice president. He stepped down as board president upon being elected as a borough commissioner. He also spent five years as a member of the Wildwood Crest Planning Board, has been part of the organizing committee for the Boardwalk Basketball Classic for close to 15 years and is a member of the Rotary Club of Wildwood.
Joseph is a widower after a marriage of 36 years. He has four adult children and three grandchildren.
Joseph believes communication and transparency with its citizens is vital for the continued growth of the Borough of Wildwood Crest. He advocates for all citizens to have a voice in local government in an effort to make collective sound choices in all borough matters.

2025 BEACH STORAGE BOX RENTAL INFORMATION
Cost to rent a beach storage box for 2025 is $480, plus credit card service fees.
New rental purchases will begin Monday, Feb. 10, at 1 p.m. for Wildwood Crest residents/property owners only. All beach storage box sales are done exclusively through this website. No sales are conducted in person, by mail or by phone.
All beach storage box transactions are conducted through this website. There are no in-person or over-the-phone sales.
Beach boxes for 2025 will be available for use from Friday, May 23, through Sunday, September 21.

The commission works in concert with the Wildwood Crest Recreation Department to develop ideas for special events, invite event organizers to bring tourism-related activities and events to Wildwood Crest and advertise accordingly.

The Borough of Wildwood Crest Green Team was Established in 2018
The committee, made up of resident volunteers and one borough employee, is tasked to develop plans, implement programs and assist with educational opportunities that support the creation of a sustainable community through effective governmental practices. Managing Wildlife within the Borough of Wildwood Crest
Over the past year, the Borough of Wildwood Crest has encountered many animal nuisance complaints specifically involving feral cats, skunks and raccoons.
Shore Animal Control has been working hard to trap and/or maintain the wildlife population within the Borough. It has come to their attention that feeding of the feral cat population in our community may be one of the biggest reasons that wildlife is thriving.

The Urban Enterprise Zone Program (UEZ) enacted in 1983, is an Affiliate of the Department of Community Affairs. The Program’s charter is to foster an economic climate that revitalizes designated urban communities and stimulates their growth by encouraging business to develop and create private sector jobs through public and private investment.
The Enterprise Zone Development Corporation of the Wildwoods Board is comprised of the Mayor and Business Administrator representing the City of Wildwood, City of North Wildwood, the Borough of West Wildwood, and the Borough of Wildwood Crest.

Some beaches will be protected from Tuesday through Friday during the week after Labor Day weekend. All beaches are protected on the weekend after Labor Day weekend.
- All beachgoers are STRONGLY urged to enter the water only when lifeguard are on duty.
- The Wildwood Crest beaches are accessible at all street ends.
- Surfing is permitted at Rambler Road and Aster Road.
- Kite flying, ball playing, Frisbees, etc., are restricted to the back areas of the beach.
- No animals, alcohol, fires, barbecues or picnics are permitted on Wildwood Crest’s beaches. Surf fishing is prohibited in bathing areas during bathing hours.

Applications are now available online at www.wcbp.org for new candidates (must be at least 16 years old) to become members of the Wildwood Crest Beach Patrol in 2025. Employment information and test dates will be provided to all new candidates that apply.
NEW CANDIDATE TESTING DATES: After completion of the online application (see above), testing will be held on the following Saturdays: 5/10, 5/17, 5/31, 6/7, 6/14 at 8 a.m. each day. New candidates should arrive with the required paperwork to their scheduled test date.
2025 WCBP Junior Lifeguard Program
Applications and details for the 2025 Wildwood Crest Beach Patrol Junior Lifeguard Program will be available at www.wcbp.org beginning 4/1. Payments ($65 per child) are due anytime after Memorial Day weekend. The program is open to children entering grades 4-10 (ages 8-15).
Junior lifeguards entering grades 4-8 (ages 8-13): classes held each Tuesday and Thursday 9-11 am beginning Tuesday 6/24
Junior lifeguards entering grades 9-10 (ages 14-15; Futures Program): classes held each Monday and Wednesday 9-11 am beginning Monday 6/23.

The Wildwood Crest Fire Department (Wildwood Crest Volunteer Fire Company No. 1) is an all-volunteer department that serves a community of nearly 3,500 year-round residents and as many as 80,000 seasonal residents and summer visitors. With close to 40 active members, the department features two engines, one 91-foot aerial platform, one special service truck, one utility/brush truck and one 14-foot inflatable boat. The Wildwood Crest Fire Department has an ISO Class 4 rating.
Wildwood Crest Volunteer Fire Company No. 1 was organized on Oct. 13, 1910, and officially established volunteer organization as the borough's official fire department by ordinance in January 1911.

The Wildwood Crest Fire Prevention and Inspection Bureau is responsible for the enforcement of the New Jersey State Uniform Fire Code for the Borough of Wildwood Crest. The primary goal of the Bureau is the health and safety of the Borough’s residents and visitors alike. In addition to conducting the required annual fire inspections of residential, educational, industrial, and commercial properties to ensure compliance with the fire code, the Bureau also conducts inspections of one- and two-family dwellings prior to any change in occupancy (sale, lease, etc.).
The Bureau enforces the State of New Jersey Hotel and Multiple Dwelling Law through the State Local Cooperative Housing Inspection Program (SLCHIP). The Fire Prevention Bureau staff also creates and delivers an annual fire prevention show to local schools in conjunction with local fire departments and several volunteers.
The Fire Prevention Bureau works closely with many other Borough Departments to ensure that the Borough of Wildwood Crest is one of the safest places to live or vacation.

The Wildwood Crest Police Department consists of 30 full-time officers who protect 2.7 square miles and nearly 4,000 year round residents. During the busy summer season, from Memorial Day to Labor Day, when the population number swells to over 100,000 on any given day, the Police Department hires additional seasonal officers to assist with increased calls for service, traffic, and parking enforcement. The Wildwood Crest Police Department prides itself on forward thinking and modern policing. The department was one of the first in Cape May County to deploy Body Worn Cameras as well as becoming an Accredited Agency, and we continue to seek out innovative ideas to better serve our community. We recently added a Drone Unit to our ranks with officers specially trained and licensed as pilots to operate a UAS which assists in search and rescue missions, criminal apprehension, and emergency management functions. As the needs and expectations of the community change with time, the Wildwood Crest Police Department will continue to adapt and evolve to meet and exceed them as we have done throughout our over one hundred year history. The Office of the Municipal Clerk has many statutory duties, which include acting as secretary to the governing body, chief administrative officer for all local elections, registrar of voters and the custodian of records. The Office of the Clerk also facilitates the issuance of various licenses and permits.
Acting as Secretary to the Governing body, the Office of the Municipal Clerk maintains all records with regard to the Borough’s local ordinances, resolutions, and public proceedings. The Municipal Clerk prepares the agendas for all commission meetings and officially records the minutes for those meetings; processes, records and files ordinances and resolutions and other official documents.
Serving as the Borough’s Election Official, the Municipal Clerk serves as the Registrar of Voters, accepts petitions for vacancies in local elected offices, provides materials for local and school board elections, selects polling locations and calculates and maintains custody of election results.
As the official Custodian of all borough records and documents, the Municipal Clerk is also responsible for all Open Public Records Requests (OPRA), as well as Right to Know Requests. The Clerk’s Office is a major source of information for our residents and as such, all open public record requests are accepted through this office.
Rental Application-Registration
All property owners who are renting or offering to rent any apartment, house or condominium unit must file an application/registration. Owner will be invoiced for any applicable fees or may contact the Mercantile Office at (609) 729-8039 or via email at vmason@wildwoodcrest.org for applicable fees.
Landlord Registration Statement
State Law (N.J.S.A. 46:8-28 ) requires every landlord to file a registration form with the clerk of the municipality where the dwelling is situated, for any building with a single unit dwelling or two unit dwelling that is not owner occupied.
In accordance with State Law (N.J.S.A. 55:13A-1 et seq.) any building with three or more dwellings must register with the Bureau of Housing Inspection, P.O. Box 810, Trenton, NJ 08625, (609) 633-6225
Zoning Use Compliance
All new mercantile license applicants must apply for a Certificate of Zoning Use Compliance. Fee of $50 must accompany application and must be paid separately from any other fees. (If a certificate was issued at property closing a new certificate is not required. Include a copy of the certificate with your rental license application.
Dog & Cat Licenses
Dog and cat licenses can also be obtained from and paid for in the clerk's office. They are renewable in January of each year.
Parking Permits
Seasonal parking permits are available for purchase at the clerk's office on the first floor of Borough Hall Monday through Friday from 8:30 a.m. to 4 p.m. Cost is $250 for the season. All parking permits must be purchased in person. Cash, check or money order only. Parking permits allow the purchaser to park at any metered parking space at any time during the summer season (May 15-Sept. 15). Permits are NOT replaceable if lost or stolen.

The Wildwood Crest Department of Public Works handles the maintenance and beautification of the various borough streets, buildings, parks, beach, bike path, beach pier and more, as well as refuse removal for borough residents and businesses.
The Department is responsible for fleet maintenance; buildings and facilities maintenance; maintenance of roads, including salting and snow plowing, patching of potholes, weed control, storm debris removal and litter control; The Department of Public Works also rakes, cleans and maintains nearly two miles of beach; builds and maintains beach walkways at all borough street ends and is responsible for all landscaping chores for borough buildings and parks.
The Department of Public Works also works in concert with other borough departments on the organization and setup of special events throughout the year.

The Assessor is responsible for discovering, listing and valuing all properties within the municipality.
Sales, income, and cost data are analyzed in order to determine the assessed value of each parcel included on the Tax List presented to the Cape May County Board of Taxation each January.

Appeals
Taxpayers who disagree with their property’s assessment have the right to appeal to their county tax board (or directly with the State Tax Court if the property is assessed for more than $1,000,000) on or before April 1 or 45 days from the date the Assessment Notifications are mailed by the taxing district, whichever is later; or May 1st where a municipal-wide revaluation or municipal-wide reassessment has been implemented (December 1 for added and omitted assessments.) The required appeal forms may be obtained from the County Board of Taxation.
All appeals must be filed with the Cape May County Board of Taxation by April 1 of each year, except those properties with an assessed value in excess of $1,000,000, which may be filed directly to the State Tax Court. Petitions of appeal with instructions may be obtained on the Cape May County Board of Taxation's website.

Anyone wishing to apply for a $250 deduction in taxes may contact the Assessor's Office for an application. Limitations for income and residency apply.
In order to qualify for the $250 senior citizens deduction you must:
- Have a combined income of $10,000 or less, excluding Social Security
- Be 65 years or over
- Own property in Wildwood Crest as of October 1 of the pre-tax year
- Be a full-time (legal) resident of Wildwood Crest
Information For Military Veterans
Veterans, who were honorably discharged and actively served during the following time periods,may apply for a $250 deduction. Those who have been deemed 100% disabled by the Veteran Affairs may qualify for property tax exemption:
The requirement for duty during wartime has been repealed by the State of New Jersey. Any active duty is considered eligible.
In order to qualify for the $250 Veteran deduction you must:
- Own property in Wildwood Crest as of October 1 of the pre-tax year
- Be honorably discharged from active service and have dd-214 papers along with discharge papers

New construction, structural additions and improvements completed after October 1 are valued and taxed under the Added Assessment Law. This way property which becomes assessable after October 1 does not avoid its fair share of the tax burden for the rest of the year. A new structure, or an addition to or alteration of an old structure, completed after January 1 and before October 1, is valued as of the first day of the month following completion. If the value when completed is greater than the assessed value placed on the structure on October 1 of the pretax year (partial assessment based on the value present at that time), an added assessment based on the difference must be made. The added assessment is prorated on the number of full months remaining in the tax year. Tax exempt properties which lose their exempt status are also subject to the Added Assessment Law. Added Assessments are payable on November 1 and become delinquent if not timely paid.
Omitted Assessments
Additional assessments which, through error, were not made at the proper time may be placed on the tax rolls through the Omitted Assessment Laws. An omitted assessment can be made for the current year of discovery and one prior year. The Omitted Assessment Laws provide that in any year or in the next succeeding year, the county board of taxation or the municipal tax assessor respectively may, in accordance with the provisions of this act, assess any taxable property omitted from the tax rolls for the
particular year. Omitted assessments are payable on November 1 and become delinquent if not timely paid.
If you did not receive an Added Assessment Tax bill for work completed in the previous year, you will receive an "Omitted Added" Assessment bill in addition to an "Added Assessment" bill the year following the improvement.
Please note, not scheduling a final inspection for your building permit does not delay the added assessment tax bill. |

The Office of the Tax Collector is responsible for the billing and collection of all tax payments within the Borough of Wildwood Crest. The Office of the Tax Collector is also where all sewer utility payments are made. Property owners can obtain their PTR-1 booklet and application from this office beginning in March each year for new applicants.

TAX AND SEWER OFFICE INFORMATION
- Tax bills contain four (4) stubs and are mailed during the month of July.
- Sewer bills contain four (4) stubs and are mailed during the month of March.
- If you are a property owner and you haven’t received a tax and/or sewer bill it is your responsibility to contact our office and request a bill.
NOTE TO NEW OWNERS
Tax bills are to be given to new owners from previous owners upon sale of a property. Failure to receive a tax bill does not relieve the owner from paying property taxes and interest will be applied to all late payments. Please contact the Tax Office if you need a copy of your tax bill.
**2025 4th quarter and 2026 1st and 2nd quarter tax bills were mailed on 9/18/25. 2025 4th quarter payment is due November 1, 2025, and must be received in our office no later than November 10, 2025, to avoid interest. Postmarks ARE NOT accepted.**

INTEREST CHARGES
- We have a ten (10) day grace period on both tax and sewer payments. Keep in mind any payments received after the ten (10) day grace period will accrue interest back to the original due date.
- Payments received after the due date will accrue interest at the rate of 8% for the first $1,500 and 18% for the remaining balance over $1,500.
- Any tax and/or sewer balances of $10,000 or more which are still outstanding on December 31 each year will receive an additional 6% year-end penalty.
TAX AND SEWER PAYMENT INFORMATION
- When mailing tax and sewer payments, please indicate Tax/Sewer Department on the outside of the envelope.
- Please be sure to include the appropriate tax and/or sewer stub with your payment.
- Your check is your receipt. If you require a receipt or would like your bill receipted, please include your entire bill along with a self-addressed, stamped envelope.
- If making a payment through an online banking service, it is imperative you identify your tax payments with your block and lot number and a qualification code, if applicable, and sewer payments with your account number. This will enable the borough to correctly post your payment. Please allow enough time for your bank to send us the check. It can take as long as ten (10) days for us to receive an online payment.
- Post-dated checks are not accepted under any circumstances! All post-dated checks will be returned.
REPORTING WATER LEAKS
- Your sewer bill is based on your water consumption from the previous year. If you find a leak, immediately contact a registered New Jersey plumber and obtain affidavits from Wildwood Water Utility, 3416 Park Boulevard, Wildwood, New Jersey 08260. Their phone number is 609-846-0600.
- In order for Wildwood Water to make an adjustment due to a water leak, it is a requirement for both you and the plumber to complete the necessary affidavits and return them to Wildwood Water.
- In order for the borough to make an adjustment to your sewer bill we also need copies of the affidavits submitted to Wildwood Water.
- Once Wildwood Water makes an adjustment to your water bill they will provide the borough with a copy of the adjustment. The borough will then adjust your sewer bill accordingly.
- If you have any questions regarding water meter readings for the previous year, please contact Wildwood Water Utility at 609-846-0600. They will be able to provide you with your water readings and if necessary verify their correctness. If Wildwood Water corrects a water meter reading they will provide us with their documentation and the borough in turn will correct your sewer bill accordingly.
TAX SALE INFORMATION
All properties having outstanding tax and/or sewer balances in the prior year are subject to tax sale. The tax sale process begins approximately five (5) weeks before the sale and includes publication of the properties to be sold in the local newspaper. Once this process has begun additional costs accrue and are added to the outstanding balance. In order to have the property removed from the tax sale list after the tax sale process has begun, all payments must be made by cash, money order or certified check only. No personal checks will be accepted after the tax sale process has been initiated. Once the tax sale is completed a lien is placed against the property and additional costs will accrue. Lien redemption will include additional redemption fees and can only be redeemed with payments made by cash, money order or certified check. No personal checks will be accepted for a lien redemption. In order to prevent your property from going through the very expensive tax sale process, it is important for you to keep your tax and sewer accounts current.

The Borough of Wildwood Crest Construction Department oversees the enforcement of all New Jersey State adopted construction codes which include building, fire, plumbing, electrical, mechanical, asbestos, barrier free access and lead abatement within the boundaries of the borough.
Wildwood Crest is a Class 1 municipality, which, by definition, requires all code enforcement officials to be licensed as high-rise and hazardous specialist (HHS). All inspectors are licensed by the state and are enrolled in a continuing educational program.
Plan review and inspections are performed by an agency contracted by the borough.
The purpose of the Construction Department is to control all matters concerning the construction, alteration, addition, repair, removal, demolition, use, location, occupancy of all building and structures and adequately protect the health, safety and welfare of the residents of and visitors to Wildwood Crest. Administrative, technical and advisory assistance is provided to all property owners, homeowners, architects, engineers, attorneys, developers, business owners and local and state agencies.

Construction Permits
Construction Permits are required to construct, enlarge, repair, alter, renovate, demolish, reconstruct or change the use of a building or structure or to install equipment. This is not an all inclusive listing of permit requirements. Permit questions should be directed to the Construction Office at 609-729-8089.
Prior to applying for a permit there are certain approvals or certifications that may be required. These are referred to as Prior Approvals and are issued by various Federal, State, and/or County agencies.
Some prior approval requirements that may apply to Construction Permits include:
- Zoning Permit
- Cape Atlantic Soil Conservation (609-626-3144).
- Water availability from City of Wildwood Water Utility (609-846-2022)
- Sewer approval from the Borough of Wildwood Crest (609-522-7446).
- Street Opening Permit (for work within the Right of Way)
- Coastal Area Facilities Review Act (CAFRA) permit (609-292-0060).
What is a Building Permit?
A Building Permit is a license to proceed with the work approved and shall not be construed as authority to violate, cancel or set aside any provisions of the regulations. The work must conform to the approved application, plans and specifications for which the permit has been issued including prior approvals and any amendments to the approved plans.
Construction Application
A Construction Application is an application for a Building Permit. The application must contain a general description of the work, the work location, use and occupancy of all parts of the building or structure, the owner(s) name and address, block/lot, sanitary waste disposal (sewer or septic), water or well, etc. Additionally, two copies of plans, drawn to scale, with sufficient clarity and full dimensions to show the nature and character of the work to be performed and demonstrate compliance with the code must be submitted.
Plans must show the following details:
Building Plans: Shall show foundation, floor, roof, structural plans (framing details), door and window sizes, section details, connection details, etc.
Electrical Plans: Shall show floor and ceiling plans, lighting, receptacles, motors and equipment, service entry location, line diagram and wire, conduit and breaker sizes.
Plumbing Plans: Shall show floor plans, fixtures, pipe sizes, equipment and other materials, fixture schedule and sewage disposal information.
Mechanical Plans: Shall contain floor and ceiling plans, size of air distribution ducts, duct location, and location of all equipment that will be installed.
Note: All plans must be sealed and signed by a New Jersey Registered Architect or Licensed Engineer. The Construction Official may waive the requirement for sealed plans in the case of a single family homeowner who has prepared his own plans for the construction, alteration or repair of a structure intended to be used exclusively as his private residence, and to be constructed by the homeowner.

Inspections
When a Building Permit is issued, the work must be inspected throughout the construction process. All inspections will be made by subcode officials. The following inspections must be completed before work may proceed beyond the completed stage:
- The bottom of footing trenches must be inspected before concrete is placed in the trench. In case of pile foundations, a piling report shall be submitted before the inspection is made. The piling report must bear the seal and signature of an Architect or Licensed Engineer.
- Foundations and all walls up to grade level must be inspected prior to back filling around the foundation. (New construction and additions require a foundation location survey to be submitted prior to the foundation inspection.)
- All structural framing and connections, plumbing, electrical and fire rough installations must be inspected prior to insulating the walls.
- Insulation installation must be inspected before sheet rocking the walls.
- A final inspection of the entire project must be made before a Certificate of Occupancy is issued.
All inspections must be approved before proceeding to the next phase of the project.
NOTE: FINAL PAYMENT TO THE CONTRACTOR IS NOT REQUIRED TO BE MADE BEFORE A FINAL INSPECTIN ON CONSTRUCTION PERMITS FOR BUILDING, ELECTRIC, PLUMBING, FIRE PROTECTION OR ELEVATOR IS PERFORMED PURSUANT TO N.J.A.C. 13:45A – 16.2(a) 10.ii.

Notify the Construction Department 24 hours prior to the time the inspection is requested. Inspection requests received prior to 3:00 p.m. are normally scheduled for the next day. Inspections will always be completed within three business days.
Certificate of Occupancy
A Certificate of Occupancy is required for all building projects. Upon completion of the building or structure and passing the final inspection, the applicant must submit an application for a Certificate of Occupancy. The Construction Official will issue either a Temporary or Full Certificate of Occupancy within 10 days after the last approval.
IT IS UNLAWFUL TO OCCUPY A BUILDING OR STRUCTURE WITHOUT OBTAINING A TEMPORARY CERTIFICATE OF OCCUPANCY OR CERTIFICATE OF OCCUPANCY.
